So you are considering searching for a home in OKC's hot Historic areas?
With the tremendous success of the OKC MAPS Projects, Bricktown Renovation and especially The Thunder, the Historic areas of Oklahoma City are very popular right now (and the increase in prices proves this fact!) If you were look, for instance, in Heritage Hills today on MLS, you would only find 12 homes listed (one is 1615 sf for $295,000, 2 Beds, 1 Bath.)
This blog offers some strategies on how to search outside the MLS.
I would suggest contacting me and every other realtor you know that is familiar with, or knows many home owners in these areas, and especially, home owners you may know in these areas! Every realtor has Hip Pocket Listings (sellers considering selling, or preparing their homes for sale!) Many sellers find it very appealing to market their homes in this manner for awhile (right now I have a Penthouse Hip Pocket at Block 42) because they might be able to pay just 3% if the realtor finds a buyer on his own, or if another realtor is involved, they won't have to go through the formal listing, appointments for showings, Open Houses, etc., process!
Social Media and Nextdoor Neighbor sites also let it be know that you are very interested in purchasing in Historic, and you might just be fortunate enough to find an ideal home!
Conduct a Google Search of remodelers in these areas (I know of 3, so feel free to contact me) to be placed on their list of potential buyers.
